Tri7 and Fusion Group submit planning application on mixed-use London development
Tri7, the specialist UK value-add real estate investment and asset management firm, and its joint venture partner Fusion Group, one of the largest privately owned student accommodation developers and operators in the UK, have submitted a planning application to Haringey Council for a mixed-use scheme in Wood Green, London.
Currently the site of a Mecca Bingo and its car park, the site on Lordship Lane will see the delivery of four buildings of up to nine storeys containing 623 student bedrooms with associated amenity spaces, such as private and social study areas, an on-site library and gym, dedicated relaxation spaces and karaoke rooms, 2 storey atrium garden, as well as a podcast and recording studio.
The development will also provide 77 affordable homes which includes 25 shared ownership apartments, 45 social rent apartments and 7 social rent 5-bed townhouses. The scheme also offers 796 sq m for ground floor town centre use and c. 2,165 sq m of public open space, including children’s play areas and external amenity spaces. 7 5-bed townhouses with private gardens are being provided within the development as a result of engagement with the Haringey’s Housing Team who communicated a growing requirement for affordable large family rooms.
Designed by architects Costorphine & Wright, Tri7 and Fusion Group will target a BREEAM Outstanding and the PBSA building aims to achieve a 41% betterment over Building Regulations Part L. All buildings will employ sustainable technologies and passive measures including biodiverse green roofs, air source heat pumps, PVs to all roofs and natural ventilation.
20 world-class higher education institutions have a campus within 35 minutes of the site by public transport, and cumulatively, these providers cater to a combined c. 223,705 London based students across their campuses.
